Days on market is calculated from the property's listing date to the date it moved to sale-agreed or likely-sold status — not to legal completion.

Median is used as the primary ranking metric rather than average — it is more robust when individual portfolios contain outlier properties that take unusually long to sell.

Only agents with a minimum of 10 qualifying sale-agreed transactions in the analysis period appear in the main ranking. Segmented breakdowns (property type, price band, region) use an adaptive minimum between 3 and 10 transactions, scaled to the total activity in that segment — this prevents niche segments from showing almost no ranked agents.

Properties with a days-on-market figure exceeding 1,095 days (3 years) are excluded as likely data anomalies.

Limitations

Speed is not the same as price achieved. This page measures how quickly listed properties moved to sale agreed — not whether they achieved asking price, above, or below.

Area effects. Agents operating in postcodes with naturally faster market velocity will tend to rank higher regardless of individual firm performance.

Property mix. Agents handling premium, rural, or specialist stock that takes structurally longer to sell may rank lower without any reflection on service quality or client outcomes.

Name fragmentation. The same firm may appear under slightly different name variants in listing data, which can split their transaction count and affect ranking.
