1. Introduction
ClearKey is a property research platform for Northern Ireland home buyers, available at https://clearkey.homes. We help buyers track properties, monitor the housing market, and make better-informed decisions.
This Privacy Policy explains what personal data we collect when you use ClearKey, why we collect it, how we use it, and your rights in relation to it. We are committed to handling your information with care and in accordance with applicable UK data protection law, including the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
By creating an account or using ClearKey, you acknowledge that you have read and understood this Privacy Policy.
2. Information We Collect
Account Information
When you create a ClearKey account, we collect:
- Your name, if you choose to provide it during registration
- Your email address
- Authentication credentials, which are handled securely by our authentication provider and never stored in plain text
Google Sign-In. ClearKey supports sign-in via Google OAuth. If you choose to sign in with Google, we receive certain account information from Google, which may include your name, email address, profile picture and a unique Google account identifier. This information is used solely to create and authenticate your ClearKey account. We do not use data received from Google for any other purpose, and we do not share it with third parties beyond what is necessary to operate the service. Your use of Google Sign-In is also subject to Google’s Privacy Policy.
User Activity
When you use ClearKey, we collect information about how you interact with the platform, including:
- Properties you add to your watchlist
- Saved searches and search preferences
- Buyer journey notes and progress tracking
- Property comparisons and shares
- Area preferences, property type preferences and budget preferences
- Onboarding information and persona selections
- Notification preferences and alert settings
Technical Information
We automatically collect certain technical information when you access ClearKey, including:
- IP address
- Browser type and version
- Device type and operating system
- Pages visited and time spent on the platform
- Referral source
- Analytics events and feature interaction data
- Cookies and similar tracking technologies
3. How We Use Your Information
We use the information we collect to:
- Operate and deliver the ClearKey service
- Authenticate you and manage your account
- Personalise your experience, including surfacing properties and insights relevant to your saved areas and preferences
- Send notifications about watched properties, such as price changes and status updates
- Improve and develop the platform based on usage patterns and feedback
- Detect and prevent fraud, abuse or security threats
- Comply with our legal obligations
Legal Basis for Processing
Under UK GDPR, we rely on the following legal bases for processing your personal data:
- Contractual necessity — to deliver the service you have registered for, including account management, property tracking and notifications
- Legitimate interests — to operate, improve and secure the platform, to understand usage patterns, and to send relevant product communications (where you have not opted out)
- Legal obligation — where required by applicable law

5. Third-Party Services
ClearKey uses the following third-party service providers to operate the platform. Each provider processes data only as necessary to deliver their service and is bound by their own privacy policies and applicable data protection obligations:
- Supabase — authentication, database and backend infrastructure. Your account credentials and activity data are stored on Supabase infrastructure.
- Google — authentication (Google Sign-In / OAuth 2.0) and usage analytics (Google Analytics 4)
- Microsoft Clarity — session analytics and interaction tracking
- Vercel— hosting, content delivery and platform infrastructure. Requests may be processed through Vercel’s global network.
- Email delivery providers — for sending property alerts, notifications and transactional emails
We do not sell your personal data to third parties and do not use your data for targeted advertising.
6. Data Retention
We retain your personal data only for as long as necessary to provide the ClearKey service and to comply with our legal obligations. Account data is retained for as long as your account remains active. If you delete your account, your personal data will be removed from our active systems within a reasonable period, except where retention is required by law or for legitimate purposes such as fraud prevention.
Anonymised or aggregated data that cannot reasonably identify you may be retained for longer periods for analytics and service improvement purposes.
7. Your Rights
Under UK GDPR, you have the following rights in relation to your personal data:
- Right of access — request a copy of the personal data we hold about you
- Right to rectification — ask us to correct personal data that is inaccurate or incomplete
- Right to erasure — ask us to delete your personal data in certain circumstances, such as where it is no longer necessary for the purpose it was collected
- Right to restrict processing — ask us to limit how we use your personal data in certain circumstances
- Right to object — object to processing based on legitimate interests, including direct communications
- Right to data portability — request your personal data in a structured, machine-readable format

8. Data Security
We take reasonable technical and organisational measures to protect your personal data against unauthorised access, accidental loss, destruction or disclosure. These include encrypted data transmission (HTTPS), access controls, and security monitoring.
No method of transmission over the internet or electronic storage is completely secure. While we use commercially reasonable means to protect your data, we cannot guarantee its absolute security.
9. Changes to This Policy
We may update this Privacy Policy from time to time. When we do, we will update the “Last updated” date above. Where changes are material, we will take reasonable steps to notify you, such as by displaying a notice in the platform.
Continued use of ClearKey after changes take effect constitutes acceptance of the updated policy.
