1. Acceptance of Terms
By accessing or using ClearKey, available at https://clearkey.homes, you agree to be bound by these Terms of Service and our Privacy Policy, which are incorporated by reference. If you do not agree to these terms, you must not access or use ClearKey.
2. Eligibility
You must be at least 18 years old to create an account or use ClearKey. By accessing the platform, you confirm that you meet this age requirement and that you have the legal capacity to enter into a binding agreement.
3. Description of Service
ClearKey provides property research tools for home buyers in Northern Ireland, including:
- Property tracking and watchlist management
- Price change monitoring and alerts
- Market insights and area intelligence
- Property comparison tools
- Buyer journey tracking
- Saved searches and notifications
- Property sharing
ClearKey is an informational platform only. It is not an estate agent, property portal, mortgage provider or financial adviser. ClearKey does not list properties for sale, facilitate property transactions, arrange finance or act as an intermediary between buyers and sellers.
4. No Professional Advice

Nothing on ClearKey constitutes financial, mortgage, investment, legal or surveying advice.
All content and information provided through ClearKey — including market insights, area intelligence, price data, buyer signals and comparable statistics — is for general informational purposes only and does not constitute professional advice of any kind.
Before making any decision to purchase, offer on, or otherwise transact in relation to a property, you should seek independent professional advice appropriate to your circumstances, including from:
- A qualified solicitor or conveyancer
- An independent financial adviser or mortgage adviser regulated by the FCA
- A RICS-accredited surveyor
ClearKey accepts no responsibility for any decision made in reliance on information provided through the platform.
5. Data Accuracy
ClearKey aggregates information from multiple sources. Different categories of data carry different accuracy limitations:
Property listings
Property listing data may be sourced from third-party property portals, data providers or user submissions. ClearKey does not independently verify listing information and makes no representations about its accuracy, completeness or currency.
Area intelligence and market statistics
Market conditions, area trends and comparable statistics are derived from publicly available property transaction data, including Land Registry records and similar public datasets. This data may be delayed, incomplete or subject to revision. Market conditions shown on ClearKey are indicative only and do not represent a current valuation, market appraisal or professional assessment of any property or area.
Crime and neighbourhood information
Where ClearKey displays crime or neighbourhood data, this is sourced from publicly available government and police datasets. Such data may be out of date, geographically imprecise or not representative of current conditions. It should not be used as the sole basis for any property decision.
Any data displayed on ClearKey may be:
- Incomplete or missing fields
- Delayed relative to current market conditions
- Inaccurate due to errors in source data
- Outdated where underlying records have changed since collection
- Unavailable due to data provider restrictions or outages
You must independently verify all information through original sources — including the estate agent, the listing portal, the relevant statutory authority and appropriate professional advisers — before relying on it for any property, financial or legal decision.
6. User Accounts
To access certain features of ClearKey you must create an account. You agree to:
- Provide accurate and truthful information during registration
- Keep your login credentials confidential and not share them with others
- Take responsibility for all activity that occurs under your account
- Notify us promptly at support@clearkey.homes if you become aware of any unauthorised access to your account
You may not create an account on behalf of another person without their authorisation, or create multiple accounts to circumvent restrictions applied to your account.
7. Acceptable Use
You agree to use ClearKey only for lawful purposes and in accordance with these Terms of Service. You must not:
- Scrape, crawl or extract data from ClearKey using automated tools, scripts or bots without prior written permission
- Reverse engineer, decompile or attempt to access the underlying source code or architecture of the platform
- Abuse or overload ClearKey APIs or infrastructure in a way that disrupts normal service operation
- Interfere with or disrupt the availability, performance or integrity of the platform or its underlying systems
- Upload, post or transmit any content that is unlawful, harmful, abusive, defamatory or otherwise objectionable
- Attempt to gain unauthorised access to any part of ClearKey or its connected systems, networks or data
- Use ClearKey in a way that infringes any third-party intellectual property rights
- Use ClearKey for any purpose that violates applicable law or regulation
8. Intellectual Property
ClearKey and its licensors own all intellectual property rights in the platform, including its branding, design, software, original content, algorithms and market intelligence. Nothing in these Terms transfers any intellectual property rights to you.
You may not reproduce, distribute, adapt, translate, publicly perform or create derivative works from any part of ClearKey without prior written permission.
Third-party data displayed on ClearKey — including property listings, transaction records, public dataset outputs and images sourced from third-party providers — remains the property of its respective owners and is used under terms agreed with those providers. ClearKey does not claim ownership of third-party data.
9. Service Availability
ClearKey is provided on a reasonable endeavours basis. We do not guarantee continuous, uninterrupted or error-free access to the platform. We may carry out maintenance, updates or changes at any time, with or without notice, which may result in temporary unavailability.
We reserve the right to modify, suspend or discontinue any part of ClearKey at any time. We will not be liable to you or any third party for any modification, suspension or discontinuance of the service.
10. Limitation of Liability
ClearKey is provided “as is” and “as available” without warranties of any kind, to the extent permitted by law.
To the maximum extent permitted by applicable law, ClearKey is not liable for:
- Any indirect, incidental, special, consequential or punitive loss arising from your use of the platform
- Any loss arising from your reliance on property information, market data, area intelligence or insights provided through ClearKey
- Any loss arising from inaccuracies, delays or omissions in third-party data displayed on the platform
- Any interruption, suspension or unavailability of the service
Where ClearKey is liable, our total aggregate liability to you shall not exceed the amount you have paid to ClearKey in the twelve months before the event giving rise to liability. Where ClearKey has been provided to you free of charge, our liability is limited to the maximum extent permitted by law.
Nothing in these terms excludes or limits: liability for fraud or fraudulent misrepresentation; liability for death or personal injury caused by negligence; any rights you have as a consumer under the Consumer Rights Act 2015 or other applicable consumer protection legislation; or any other liability that cannot be excluded or limited under the laws of Northern Ireland.
11. Termination
We reserve the right to suspend or terminate your access to ClearKey at any time if we reasonably believe that you have breached these Terms of Service or used the platform in a manner that is harmful or unlawful.
You may delete your account at any time through the platform settings or by contacting us at support@clearkey.homes.
On termination, your right to access ClearKey ceases immediately. Clauses that by their nature survive termination — including limitation of liability, intellectual property and governing law — continue to apply.
12. Changes to Terms
We may update these Terms of Service from time to time. When we do, we will update the “Last updated” date above. Where changes are material, we will endeavour to notify you via the platform.
Continued use of ClearKey after changes take effect constitutes acceptance of the updated terms. If you do not agree, you should stop using ClearKey and may delete your account.
13. Governing Law
These Terms of Service are governed by and construed in accordance with the laws of Northern Ireland. Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Northern Ireland.
