Methodology & limitations

Signals are generated by comparing two consecutive observation windows โ€” typically the last 30 days versus the previous 30 days for area-based signals, and the last six months versus the previous six months for estate agent signals.

A signal only fires when it clears two thresholds: a minimum sample size (to avoid small-number noise) and a minimum percentage change (to filter trivial variation). Signals that pass only one threshold are discarded entirely.

All data comes from ClearKey's tracked listings database. Coverage varies by postcode district and agent โ€” areas with fewer tracked properties have lower confidence signals. Confidence is shown on each signal card.

Signals expire automatically after their observation window closes. This page shows only active, unexpired signals. It is regenerated hourly.
