The time to sale agreed in the BT19 area has lengthened

Median days to sale
19 days28 days
47% slowerLast 30 days vs previous 30 days

The median time to sale agreed in the BT19 area has increased from 19 days to 28 days — a rise of 47% — across 26 tracked properties over last 30 days vs previous 30 days. Both the change and sample size are sufficient to register as a meaningful shift.

A slower pace of sale agreed gives buyers more space to consider properties without feeling rushed into a decision. This does not automatically mean sellers will accept lower offers — it often reflects homes that were overpriced rather than a broad market pullback. Recent sale prices remain a more reliable anchor than time-on-market alone when forming an offer.

A slowing in market speed is worth watching alongside price reduction rates. If both are increasing simultaneously, it suggests a more significant market adjustment. If only speed is slowing, it may reflect seasonal patterns or a temporary imbalance between new listings and the number of active buyers at any given moment.

Buyer guidance

Homes in the BT19 area taking longer to reach sale agreed can give you more time to consider your options carefully. A slower market does not always mean sellers will accept lower offers — it often reflects homes that were overpriced, not a broad market shift. Use recent sale prices as your anchor when deciding what to offer.

How to read this

Observed

Signals are derived from real listing and sale agreed activity — not modelled, estimated, or predicted.

Evidence-based

Each signal must clear two thresholds: a minimum sample size and a minimum percentage change. One alone is not enough.

Automatically updated

Signals are regenerated when new data is available and expire when their observation window closes. No editorial intervention.

Not a prediction

These signals describe what has happened in ClearKey's tracked data. They do not predict what will happen next.

Methodology & limitations

Signals are generated by comparing two consecutive observation windows — typically the last 30 days versus the previous 30 days for area-based signals, and the last six months versus the previous six months for estate agent signals.

A signal only fires when it clears two thresholds: a minimum sample size (to avoid small-number noise) and a minimum percentage change (to filter trivial variation). Signals that pass only one threshold are discarded entirely.

All data comes from ClearKey's tracked listings database. Coverage varies by postcode district and agent — areas with fewer tracked properties have lower confidence signals. Confidence is shown on each signal card.

Signals expire automatically after their observation window closes. This page shows only active, unexpired signals. It is regenerated hourly.
