When viewing properties listed by fast-ranking agents, it is worth asking about the level of interest registered and any viewings already scheduled. Agents are not required to disclose this in detail, but the question often produces a useful response. Comparable sales data for similar properties in the same street or postcode remains the most reliable guide to fair value, regardless of which agent is selling.

Agents with the most qualifying transactions in your segment — whether detached, semi-detached, apartment, or a specific price range — tend to have the most accurate sense of where buyers are currently transacting. Segmentation data in this report shows performance by property type and price band, which may be more relevant than the overall ranking when your property falls into a specific category.

Methodology
What is being measured. The timer starts when a property is listed on the market and ends when ClearKey records a change to sale-agreed or likely-sold status. Legal completion — which typically follows several weeks later — is not captured in this data.
Why median, not average. Median days is the primary ranking metric because it is more robust than a mean when individual agent portfolios contain outlier properties. A single premium home sitting unsold for 18 months would skew an average but has limited impact on the median.
Sales analysed. Each agent row shows the number of qualifying sale-agreed transactions analysed in the period. Sample size matters: a median based on 5 sales tells a different story from one based on 50. The coloured dot on each row reflects sample depth — green = 30+ sales (strong evidence), amber = 15–29 (moderate), orange = 10–14 (directional).
Overall NI rankings require a minimum of 10 qualifying sale-agreed transactions per agent. This conservative threshold ensures the overall table is statistically robust.
Segmented rankings (property type, price band, postcode) use an adaptive threshold: approximately 15% of the total transactions in that segment, with a floor of 3 and a ceiling of 10. This prevents niche segments — where the entire market may contain only 20–30 qualifying sales — from showing almost no ranked agents.
Segment confidence tiers: High (20+ transactions), Medium (10–19), Directional evidence (adaptive threshold to 9). Directional-evidence rankings are useful indicators but should not be treated as definitive benchmarks.
Agents with fewer sale-agreed transactions than the applicable threshold are listed separately as below threshold.
Properties with a recorded days-on-market exceeding 1,095 days (3 years) are excluded as likely data anomalies.

Speed is not the same as price achieved. This ranking measures how quickly listed properties moved to sale agreed — not whether they achieved asking price, above, or below.
Area effects. Agents operating in postcodes with naturally faster market velocity will tend to rank higher regardless of individual firm performance. A agent covering BT7 and BT9 works a different market to one covering BT28.
Property mix. Agents handling premium, rural, or specialist stock that takes structurally longer to sell may rank lower without any reflection on service quality or client outcomes.
Agent name fragmentation. The same firm may appear under slightly different name variants in listing data, which can split their transaction count and affect their ranking.
Sales figures are transactions, not active listings. The "sales analysed" count on each row reflects qualifying sale-agreed transactions in the analysis period — not how many properties an agent currently has listed for sale.
Figures reflect speed to sale agreed — legal completion typically follows several weeks later and is not captured in this data.
